Level 2 Home Buyers Condition Survey

A Level 2 Home Buyer’s Survey is designed for those who want a professional report about the condition of the main elements of a property.  It will suit the vast majority of conventionally built properties giving you enough information to make an informed decision.  It is unlikely to suit significantly extended or altered buildings, unique, older or historic properties or properties in a neglected condition.

Whats included

Sure Snag 360 Surveyors unlike some others will open every door, check every window.  If we see it, we say it.  Your Report will provide you with detailed information on any major visible and non-visible defects that may affect the value or safety of your property as well as any minor defects that may require attention in the future.  Your Report will include advice about repairs and any maintenance that should be carried out to ensure that the property remains in good condition.

Your Report will also flag any legal issues that may affect the property, such as potential boundary disputes or rights of way.  It will include detail on energy efficiency and environmental matters such as flood risk or subsidence risk and recommendations for further investigation if we are not able to reach a conclusion with confidence about an issue we identify.

This Report may help you negotiate a better price for the purchase of your property and could potentially save you thousands of pounds in repair costs down the line by documenting any defects before you make your purchase decision.

Level 3 Building Survey

Sure Snag 360 Surveyors unlike some others will open every door, check every window.  If we see it, we say it.  A Level 3 Building Survey suits older properties built before 1850, those of unusual construction, properties with major extensions or alterations or those that you already know have significant defects that need attention.

Whats Included

This is our most detailed Survey and includes a visual inspection of the building, its services (e.g. electrics, plumbing and heating) and the grounds as well as concealed areas such as roof spaces, basements and cellars if it is safe to access them.  Although the survey will not include any testing on the fabric or services of the building, they will be observed in normal operation i.e. they will be switched on or off and/or operated where the occupier has given permission and it is safe to do so.  Your Report includes detail of the form of construction and materials used for different parts of the property and their condition and will provide an assessment of the relative importance of any defects or problems we identify.

Our Report will:

  • Describe the identifiable risk of potential or hidden defects in areas that have not been inspected;
  • Propose the most probably cause of any defects based on our inspection;
  • Outline the scope of any remedial work and explain the likely consequences of non-remediation;
  • Make general recommendations in respect of the priority and likely timescale for necessary work;
  • In the event that we are not able to reach a conclusion about an issue we identify with reasonable confidence, a recommendation that further investigation is undertaken;
  • An indication of costs (if required).

Buy To Let Survey

The Buy To Let Survey is an exclusive offering solely available from RPSA members.

Tailored specifically for traditional properties intended for tenancy, this survey is indispensable for landlords seeking to safeguard their investments and ensure the safety of their tenants.

In addition to the benefits of the Home Condition Survey, the Buy To Let Survey provides:

  • Comprehensive consideration of health and safety matters pertinent to tenant occupancy, covering all 29 hazard profiles outlined in the Housing Health & Safety Rating System (HHSRS).
  • Provision of a separate DASH (Decent & Safe Homes) hazard review report.

Please note that while this survey includes consideration of hazard profiles as per the HHSRS, it does not entail a full assessment of hazard scores as defined by the system.
